OUR UNIQUE PROCESS
All of our services are tailored to suit the project on a case by case basis, below is a guide to some of the services we offer to our clients.
Step 1 – Free Initial Consultation
Please get in touch to arrange a time to meet and discuss your project in detail. In this meeting we will discuss and establish the project brief, budgetary constraints, planning issues, potential start dates.
Following the initial meeting we will provide you with a fixed price fee proposal, based on the expected levels of service required for each given project.
Step 3 – Design Review
After you have had a chance to review the sketch proposals, we can arrange a second meeting for us to review sketch proposals together and discuss any potential changes that you may want to introduce.
The sketches will be produced in both 2D and 3D and will be easy to understand.
Step 4 – Planning Permissions
The next step would be to obtain planning permission from the local planning authority. The planning application normally take 8-10 weeks for the planners to make their decision,

Some projects qualify for permitted development. This would allow householders to improve and extend their homes without the need to apply for planning permission where that would be out of proportion with the impact of works carried out.
To be certain that a proposed development is lawful and does not require an application for planning permission it is possible to apply for a ‘Lawful Development Certificate’ from the local authority.

Step 5 – Building Control & Builders Quotes
After we obtain planning approval, we will produce detailed technical drawings for Building Regulation Approval. These drawings can also be used to obtain prices from potential builders.
If required, we can assist you to find good and reliable builders.
We would also liaise with all the necessary consultants, these normally include Builders, Civil & Structural Engineers, Landscape Architects, stair and joist manufacturers, steel fabricators, fire service, Acoustic Consultants, Party wall surveyors, etc..
Once construction begins, we will liaise with your builder and yourselves throughout the entire construction process to ensure that you have the necessary information that you need to make critical decisions.
Support at Every Stage
On larger projects there is a need to ensure that the detailed designs are well co-ordinated at a practical level. We can provide Technical Co-ordination Services for a fixed fee. We would organise meetings, and produce necessary reports provide critical information to the construction team and liaise with all the necessary consultants, these normally include Builders, Civil & Structural Engineers, Landscape Architects, stair and joist manufacturers, steel fabricators, fire service, Acoustic Consultants, Party wall surveyors, etc..
