OUR UNIQUE PROCESS

All of our services are tailored to suit the project on a case by case basis, below is a guide to some of the services we offer to our clients.

Step 1 – Free Initial Consultation

Please get in touch to arrange a time to meet and discuss your project in detail. In this meeting we will discuss and establish the project brief, budgetary constraints, planning issues, potential start dates.

Following the initial meeting we will provide you with a fixed price fee proposal, based on the expected levels of service required for each given project.

Step 2 – The Survey

The next step would be to conduct a full measured building survey to gather critical information and produce existing drawings of your property. This will enable us to produce sketch proposals based on your project brief.

Step 3 – Design Review

After you have had a chance to review the sketch proposals, we can arrange a second meeting for us to review sketch proposals together and discuss any potential changes that you may want to introduce.

The sketches will be produced in both 2D and 3D and will be easy to understand.

planning permission

Step 4 – Planning Permissions

The next step would be to obtain planning permission from the local planning authority. The planning application normally take 8-10 weeks for the planners to make their decision,

permitted development

Some projects qualify for permitted development. This would allow householders to improve and extend their homes without the need to apply for planning permission where that would be out of proportion with the impact of works carried out.

To be certain that a proposed development is lawful and does not require an application for planning permission it is possible to apply for a ‘Lawful Development Certificate’ from the local authority.

Please see our permitted development guides for more information.

permitted development guide – terraced & semi-detached extensions and detached extensions

permitted development guide – loft conversions

permitted development guide – outbuilding flat roof and outbuilding pitched roof

building control

Step 5 – Building Control & Builders Quotes

After we obtain planning approval, we will produce detailed technical drawings for Building Regulation Approval. These drawings can also be used to obtain prices from potential builders.
